What does a title company do?
A title company validates the title to a property as legitimate and then issues title insurance for that property. Title insurance protects the lender and/or owner against lawsuits, liens, or claims against the property. The title company is responsible for maintaining the escrow account for the property and, in some cases, conduct the formal closing on the home. The title company will also work with the buyer and the seller at closing to make sure that all documentation is in order and both parties understand it fully.
